**As a Certified Distress Property Expert, I am trained in the procedures and strategies it takes to negotiate a successful short sale transaction. If someone you know is behind in their payments or is about to be and needs advice on solutions to this problem, give me a call or email. I'll gladly discuss their options and get them started toward a way out of this scary situation. My direct line is 704-737-7653 and email: neal.pender@remax.net** We handle real estate in greater Cabarrus County (Concord, Harrisburg, Kannapolis), Lake Norman (Huntersville, Cornelius, Mooresville, Davidson) and greater Charlotte, North Carolina. Since 1996, I've helped first time buyers and sellers, upsizers, downsizers, out of town relocating buyers and sellers, investors and "distressed sellers" (those in danger of foreclosure). The way we do business is different from most agents. We take a "counselor" approach where we give honest advice about all your options (whether buying or selling) and keep you informed along the way. You won't get a pushy sales pitch from us. Just educated, seasoned advice and negotiating skills working on your behalf. I look forward to helping you and your family.

Real Estate Contracts >Personal Property
When you purchase a property, it usually includes the land and everything attached to it, such as buildings, trees, shrubs, etc. Most buyers are only interested in purchasing the real estate, not the owner's personal property. What happens when personal property has become a part of the real estate? Is it actually a "fixture" which will now convey to the buyer with the real estate?
There are three tests which usually need to be satisfied. Has the personal property been permanently annexed to the real estate? Is it intended to become part of the real estate? What is the local custom? Fixtures may include shades, heaters, ranges, screens, storm windows, lighting fixtures, etc. To save misunderstanding at the closing--and perhaps the sale--it is important that the seller spell out specifically in the sales agreement what will go to the buyer as part of the property.
